Verify the person taking your money
- Ask for the landlord, agent, or caretaker's full name and phone number.
- Confirm the person has authority to receive money for that property.
- If an agent is involved, ask which agency they represent and confirm independently where possible.
- Be careful with a person who changes names, numbers, payment details, or meeting places during the process.
Verify the property itself
- View the actual property or send someone you trust.
- Compare the listing photos with the real rooms, gate, yard, and surroundings.
- Confirm the address, unit number, access route, and nearby landmarks.
- Ask whether anyone else is currently occupying the property and when vacant possession is expected.
Understand what the deposit covers
A deposit should not be a mystery fee. Before paying, agree what it covers, when it can be deducted, how move-out inspection will work, and when the balance should be returned. The clearest approach is to record the property's condition at handover with photos and a signed list of existing defects.
