Scams usually exploit speed, distance, and missing proof

Most property scams do not begin with an obviously fake advert. They often look normal until the person demands quick payment, avoids a proper viewing, gives inconsistent details, or cannot prove authority over the property.

Common red flags

  • The rent or sale price is far below comparable properties in the same area.
  • The contact person refuses a viewing or keeps postponing it.
  • You are told to pay a holding fee immediately because many people are interested.
  • Photos look copied, cropped, blurry, or inconsistent with the suburb.
  • Names on messages, payment details, documents, and receipts do not match.
  • The seller or landlord is always unavailable and uses a middle person with vague authority.
  • The property is occupied, but the occupant seems unaware of the transaction.
