# HouseLink Rent Review Checklist

Use this when a landlord proposes a rent increase or a lease is due for review.

## Check the Current Agreement

- What does the lease say about rent reviews?
- How much notice is required?
- Is the lease fixed-term or month-to-month?
- Which services are included in rent?
- Are utilities, levies, security, water, or shared services changing?

## Compare the Market

- Compare similar properties in the same suburb.
- Match property type, bedrooms, condition, water reliability, power backup, security, and parking.
- Separate advertised asking rent from what tenants are actually willing to pay.
- Consider commute costs and service costs, not only rent.

## Inspect the Property Condition

- Are repairs outstanding?
- Has water, power, security, or maintenance improved?
- Are there defects that reduce value?
- Are shared areas being maintained?

## Negotiate Clearly

- Ask for the increase in writing.
- Propose a phased increase if the jump is too high.
- Ask for repairs or service improvements where justified.
- Keep proof of all payments and messages.
- Get legal advice if the matter becomes a dispute or eviction threat.
